Careful Design & Thoughtful Construction

Highgrove Developments have been specialists in the design and construction of highly energy efficient homes for over twenty years. This home was originally constructed for the owner of the Company, and encompassed a combination of ideas that have proven extremely successful in achieving a level of comfort and efficiency far beyond the designer's expectations. The principal design brief included the following requirements for optimum energy efficiency and comfort: • A long east- west orientation providing a maximum exposure to the northern sun for winter warmth. • A central staircase and landing to distribute evenly temperate air throughout the home. • An exceptionally high level of enclosed insulation to the roof, ceiling and walls. • A lightweight outer skin to minimise the retained heat of the summer sun. • An overly dense (brick and extra thick concrete) internal structure to stabilise the internal temperature all year round. • Solid "stone" flooring where heat absorption is required, insulating timber flooring where it is not. • An avoidance of any east or west facing windows to diminish summer heat gain. • Appropriately proportioned shading to all windows. • Western Red Cedar Timber framed windows to reduce heat transference through the frames, with sealed, awning sashes to completely eliminate drafts. • An entertainment area and solar heated pool completely sheltered away from the offshore winds, providing a private but opulent outdoor area with year round comfort. • Fitted robes providing (on top of their obvious storage function), additional thermal and acoustic insulation. • An instantaneous gas hot water system which only heats the water required, then shuts down completely and automatically. • All of the above in the grandest of architectural styles, providing a luxurious ambience with high ceilings, feature domes, plasterglass mouldings, quality timbers, joinery and ironwork throughout. Situated on an 840m2 block, just one street back from the beach, there is off road parking for at least 12 cars. A double garage to the front is complimented by a completely separate 7m x3m workshop / garage situated to the rear corner. A trailered boat, classic car, or motorcycle collection can be stored in here without the need to sacrifice space from the front double garage. This rendered brick workshop is fully fitted out with 10A and 15A power, Flouro lighting, steel bench and shelving, a trough with hot and cold water supply and a lockable steel roller door. Next to the workshop entrance is a triple bifold door set to provide extra wide access to the rear garden if required. An external shower is situated both near to the pool and for easy access when returning from the beach. Entering from the front, the hallway deliberately separates the living areas from the front entrance, and features a stunning parquetry floor of Tasmanian oak and inlaid jarrah. A feature recess houses a full length mirror, a double coffered ceiling surrounds a modest chandelier. One of the two security alarm access panels is mounted next to the entrance door. Next to the main entrance is the Study. This room is easily large enough to be used as a second lounge. It features an elegant curved wall, centred around the double coffered feature dome to the ceiling. Double doors conceal a fitted recess which is wired as a computer workstation, with power, light, data and telecom terminals connected to the smart wiring hub. On from the hallway, double doors follow through to the main living area. This room is dominated by a 10m wide curved window looking to the north over landscaped gardens. Coffered ceilings define the open plan areas for sitting, meals and kitchen. Overhead, a circular landing is access via a Jarrah lined staircase. The wrought ironwork to this spiral staircase is quite simply a work of art. To the west of the main lounge are the Laundry and separate toilet, access to the western courtyard (washing line and covered garden store) and personnel access to the front garage. A second alarm control pad allows entry from this garage. To the east of the meals area is the kitchen. This is encompassed by spacious bench tops machined from Tasmanian oak to match the timber flooring. Porcelain tiles provide a hardwearing floor to this busy area. Stainless steel "Ilve" range, dishwasher, combined fridge / freezer, and range hood are all included. Illuminated feature cabinets, downlights and a curved servery/breakfast bar make this a great place to entertain. The family TV room can either be open plan to the living area, or enclosed with custom glazed bifold doors. This room is hard wired for a 5.1 sound system, and features oak and jarrah inlaid floors, coffered ceilings and a further set of bifold doors opening out to the outdoor entertaining area. Glass poolfencing is soon to be installed. Upstairs, a circular landing provides access to all five bedrooms. The Master Suite comprises an area large enough for a kingsize bed and a reading retreat. A small Juliet balcony opens out over the rear gardens. A walk through array of fully fitted wardrobes allows access to a newly renovated ensuite bathroom, featuring "His and Hers" spa bath, double porcelain vanity, fully glazed shower and toilet, every item in this room, including the tiles is brand new and unused in anticipation of the new owners. Bedrooms 2 and 3 share an ensuite bathroom, fully tiled in stone coloured polished porcelain tiles, a porcelain vanity stands on a caesarstone benchtop, full length sliding mirrored doors enclose ample linen storage. Bedroom 2 has access to the front balcony, bedroom 3 enjoys a small Juliet balcony over the rear garden. Bedroom 4 (or study, if the ground floor study is used as a lounge) is fitted with mirrored sliding wardrobes and two small benchtops, handy for homework. Bedroom 5, the guest bedroom, has built in wardrobes and its own ensuite shower room. Having been enjoyed as a family home since 2002, this home has now been fully refurbished inside and out to the highest standards. All timber flooring has been resurfaced and polished and all carpets are fresh and new, Over $100,000 has been invested in this renovation. The result is a very special home which, even though the design and finishes are very visually appealing, it's most successful feature is unseen.
